bijna 200.000 verhuringen in de sociale sector tussen 2015 en 2021 laat zien dat de gemiddelde huurprijs met minder dan 10% is gestegen.<\/h2><\/div><\/div><\/div><div class=\"fusion-layout-column title=\"https:\/\/www.cbs.nl\/nl-nl\/nieuws\/2022\/04\/grootste-prijsstijging-bestaande-koopwoningen-in-21-jaar#:~:text=In%202021%20was%20een%20bestaande,2021%20ruim%20226%20duizend%20woningen.\" href=\"https:\/\/www.cbs.nl\/nl-nl\/nieuws\/2022\/04\/grootste-prijsstijging-bestaande-koopwoningen-in-21-jaar#:~:text=In%202021%20was%20een%20bestaande,2021%20ruim%20226%20duizend%20woningen.\" data-renderer-mark=\"true\">CBS<\/a>). In het eerste kwartaal van 2022 lag de gemiddelde huurprijs in de vrije sector met \u20ac14,43 per vierkante meter gemiddeld 8% hoger dan een jaar eerder (<a class=\"sc-eHgmQL jxCPuk\" title=\"https:\/\/www.rtlnieuws.nl\/economie\/artikel\/5298766\/stijging-huurprijs-huurwoningen-vrije-sector-8-procent\" href=\"https:\/\/www.rtlnieuws.nl\/economie\/artikel\/5298766\/stijging-huurprijs-huurwoningen-vrije-sector-8-procent\" data-renderer-mark=\"true\">RTL Nieuws<\/a>). Dit is naast het woningtekort een zorgwekkende ontwikkeling. Hoe zit dit in de markt van de sociale huurwoningen?<\/p>\n<p data-renderer-start-pos=\"676\">De stijging van de huurprijs van sociale huurwoningen zit aan regels gebonden. In 2022 mag in de meeste gevallen de huur bijv. met maximaal 2,3% worden verhoogd.<\/p>\n<p data-renderer-start-pos=\"840\">Onderzoek onder bijna 200.000 verhuringen in de sociale sector tussen 2015 en 2021 laat zien dat de gemiddelde huurprijs met minder dan 10% is gestegen. Voor deze hogere huurprijs, krijgt de woningzoekende echter ook meer. De gemiddelde oppervlakte van een sociale huurwoning stijgt vrijwel gelijk mee. Dit zorgt voor een prijs per vierkante meter in de sociale huursector die vrijwel niet gegroeid is in de afgelopen 7 jaar, zoals hieronder weergegeven.
